South Florida enters 2027 with a luxury residential market that cannot be understood simply by looking at national housing headlines.
Mortgage rates remain elevated. Construction costs remain significant. Skilled labor, specialized building systems, insurance, site conditions, resilience, and permitting can all influence a project. At the same time, the upper end of the South Florida market continues to demonstrate levels of activity that distinguish it from much of the broader housing market.
The latest data available in 2026 show rising luxury price thresholds, exceptional activity above $10 million, declining single family inventory in major South Florida counties, and a buyer population with substantial cash resources.
For homeowners considering a new custom residence, however, the more useful question is not simply whether luxury real estate is performing well. It is what these conditions reveal about the properties affluent homeowners are seeking, the standards they increasingly expect, and the planning required to create a home at that level.

Existing home sales, luxury transaction volume, inventory, migration, new construction activity, construction costs, wealth trends, financing, and buyer preferences each describe a different part of the market.
A more useful approach is to examine those indicators together rather than converting one statistic into a sweeping prediction.
The available evidence entering 2027 points toward continued strength at the upper end of South Florida housing and a clientele that is increasingly discerning about architecture, construction quality, technology, resilience, materials, comfort, and execution. For a luxury builder, those expectations can matter as much as overall transaction volume.
One of the clearest indicators of what has occurred at the top of the market is the change in South Florida’s luxury price thresholds.
According to MIAMI REALTORS + RWorld research covering the first half of 2026, the threshold for the top 5 percent of South Florida single family sales reached $3.3 million, rising from $2.7 million in 2025.
The threshold for the top 1 percent of South Florida single family sales reached $10.7 million, compared with $7.8 million in 2025.
The differences among individual markets were even more striking. Miami Dade’s top 1 percent threshold reached $15 million. Palm Beach County reached $14 million. Martin County reached $10.5 million.
These figures do not mean every luxury residence has appreciated at the same rate, nor do they establish the cost of building a luxury home. They do demonstrate how significantly the upper tier of South Florida residential activity has evolved.
The strength of the upper market is visible not only in prices but also in transaction volume.
Through August 2026, Miami Dade had recorded 194 home sales at $10 million or more. That total was already 14.1 percent higher than the county’s entire 2025 total of 170 transactions.
Palm Beach County reached another milestone. It recorded 170 sales at $10 million or more through August 2026, surpassing the previous full year record of 169 before the final four months of the year had been completed.
A separate July 2026 South Florida market analysis reported that million dollar sales were up 22.9 percent year to date. The same report recorded 346 transactions of $10 million or more during its six month measurement period, with 87 percent completed in cash.
For luxury homebuilding, this level of activity demonstrates that South Florida has an established population of buyers participating at extraordinary residential price points even during a period of elevated borrowing costs.
The inventory story heading into 2027 is especially relevant to single family housing.
In Miami Dade, single family inventory in August 2026 was 19.23 percent lower than one year earlier, with approximately 4.9 months of supply.
In Broward County, single family inventory was down 22.54 percent year over year, with approximately 4.1 months of supply.
Palm Beach County showed an even larger contraction. Single family inventory was down 23.8 percent year over year, with approximately 3.5 months of supply.
These are broad countywide measures and should not be interpreted as the inventory condition of every luxury neighborhood. Waterfront estates, gated communities, golf communities, acreage properties, and highly desirable residential enclaves can each have very different supply conditions.
The broader trend is nevertheless important. When an existing residence does not provide the desired combination of property, architecture, layout, condition, technology, or lifestyle, designing and building a custom home can offer another path toward creating the residence a homeowner actually wants.
MIAMI REALTORS + RWorld published a South Florida housing outlook extending through 2027. Its forecast provides a useful measured view of where the market may be heading.
The organization projects existing South Florida home sales to increase approximately 3.6 percent in 2027.
Within the single family market, its forecast calls for approximately 4 percent sales growth in 2027, while identifying high tier buyers as an important driver of the market.
The same outlook projects single family months of supply declining toward approximately 4.2 months in 2027 and single family price appreciation remaining comparatively measured at about 3 percent.
Taken together, these figures describe a market in which single family supply may remain relatively constrained while transactions continue to grow and high tier purchasers remain particularly important.
Elevated mortgage rates continue to influence the broader housing market and remain part of the 2027 picture.
They can affect property transactions, land acquisition, investment decisions, construction financing, development economics, and the opportunity cost of capital even for affluent households.
The distinction at the top of the South Florida market is the level of liquidity.
In August 2026, cash represented 37.8 percent of all Miami Dade residential sales and 48.1 percent of Palm Beach County sales. At the ultra luxury level, the cash share has been substantially greater.
This helps explain why portions of the upper market can continue operating differently from housing segments in which purchasing ability is more directly determined by the monthly payment associated with a conventional mortgage.
South Florida’s luxury market is supported by buyers arriving from both within the United States and abroad.
MIAMI REALTORS research found that out of state buyers represented 10 percent of reported domestic buyers during the first half of 2026, compared with 7 percent in 2024 and 2025.
The purchasing levels of some relocating buyers were particularly high. Among reported buyers, the top 5 percent single family purchase threshold for California buyers reached $8.5 million. For New York buyers it reached $5.9 million.
International demand remains another component of the broader South Florida luxury residential market. A MIAMI REALTORS new construction study published in November 2025 found international purchasers representing 52 percent of the new construction, preconstruction, and condominium conversion sales included in its dataset, with purchasers from 73 countries.
That research was based primarily on condominium development activity and should not be interpreted as a measure of international participation in South Florida custom single family home construction.
Its relevance is broader: it demonstrates the geographic reach of international interest in newly built South Florida residential real estate and the region’s continuing visibility among affluent buyers from around the world.
At the upper end of the residential market, expectations continue to evolve alongside prices.

That global figure is not a South Florida custom home cost forecast. Local labor, contractor availability, project complexity, materials, logistics, site conditions, insurance, schedule, engineering, finishes, and specialized systems can produce very different results.
The underlying cost trends are still informative. Turner & Townsend reports that broad material inflation has moderated while labor availability has become a more structural constraint.
