Deep Foundation Systems

Building on deep water in South Florida, most of the time, requires a deep foundation system.  This can be a complex and crucial task, especially due to the region’s specific geological and environmental considerations. Here are some important aspects to consider:

These piles are set by boring a thirty-one-foot hole in the ground, and while pulling the auger bit out, concrete is simultaneously pumped through the bit, displacing the water and dirt with concrete, and then a rebar cage is dropped into the concrete forming an auger pile.  Due to the skin friction of these piles, this system has the greatest bearing compacity. The second pile system used is made up of concrete precast piles. This involves driving long vertical precast concert columns into the ground until they reach a suitable skin friction bearing capacity, determined by the engineer. The third pile system used is Helical Piles, which are galvanized steel shafts with an auger head that are screwed into the ground until they reach a specified torque or resistance (if it hits a rock layer and stops).
